Usually one of three things: pilot won't stay lit (thermocouple), gas valve has failed, or the upper element on an electric unit is fried. All three are repairs we routinely complete in a single visit.
"It's making popping or rumbling noises."
Sediment buildup. We can flush the tank — and we'll tell you straight if the unit is far enough gone that flushing is just buying you a few months before a full replacement is the smarter call.
"Pilot light keeps going out."
Thermocouple is the usual suspect, but it can also be a draft issue, a bad gas valve, or a cracked flue. We diagnose properly instead of just swapping parts hoping something works.

We don't run a different rate for emergency calls — same flat-rate pricing as a scheduled appointment. Service call covers the diagnosis. How fast can you actually get here?
Most emergency water heater calls in central San Diego we're onsite within 2–4 hours, often sooner. We schedule the day around urgency — if your tank is leaking actively, you go to the front of the queue.
Do you stock 50-gallon tanks?
Yes. We keep Rheem and Bradford White 50-gallon gas tanks on the truck, plus a few 40s and an electric unit. Tankless we typically pick up day-of from our supply house — adds about an hour.
Will you pull permits?
Yes. Permit, code-compliant venting, seismic strapping, T&P discharge to a safe location, expansion tank if your house has a backflow preventer, drain pan with proper drain. All standard. If a previous installer skipped any of these, we'll fix it as part of the install — usually no upcharge.
Do you do tankless replacements?
Yes. Navien and Rinnai are our two go-tos for tankless. We size based on simultaneous-flow demand (number of bathrooms + kitchen + laundry), not just gallons-per-minute on the spec sheet. Tankless conversion from a tank typically needs gas line upsizing — we handle that as part of the same job.
